CASE STUDY
Ceiling Texture project

DESCRIPTION
This residence is located in Goshen, Connecticut & is the summer home to a NYC couple with two college age children. The home is 6,500 SF with generous common areas; large front & rear yard; several bedrooms; a private lakeside dock; 2 car garage & 1,500 SF exterior deck. The home provides the client with a much needed wooded retreat from city living offering large rooms, quite, natural light & lake views.

PROJECT GOALS
The home had many desirable qualities but none had received the proper level of design attention to harness their full potential. The blank carvernous interior was a pervasive sea of off-white sheetrock. The large rooms also produced a considerable amount of echo during normal conversation & even more so during entertaining or playing music. And then there were the commercial windows. Many shapes, sizes & systems without the proper level of design integration (Image 1, Left). The aim of the project was to address the sterility of large rooms, improve the acoustical qualities & improve upon the quality and appearance of the windows facing the lake. The main areas of focus were the Living Room, Dining Room & Kitchen, with replacement of all the windows throughout out home, 36 in all.  To protect the interior from the elements, a new standing seam metal roof was also installed afterwards to replace the aging asphalt shingles.

9 INTEGRATED SERVICES

• Concept Design
Multiple meetings with client to explore different project directions & possibilities.  We came to a clear mutual understanding of client goals, budget and style. A high level of design resolution was clearly a client objective. The project was treated much like the interior design of a premium car, where every line & corner was considered to create perfectly tailored environment.

• Schematic Design
Based on concept design, worked to develop drawings, sketches, and renderings to explore options for window concepts, ceiling redesign, and acoustics management.  Brought several iterations to client, ultimately settling on the right solution for them.

• 3D Computer Renderings
Provided 3D renderings of what the re-imagined space would look like in order to aid in visualization and decision making in the design phase and provide client comfort that the plans would conform to their vision.

• Design Development
Fine tuning of the project design, including assistance in material selection and support in final design decision making.  Procured material samples for various construction options, including (but not limited to) wood types for ceiling baffles, Duratherm window cross section samples, flooring options and wall /baseboard treatments.  Worked with contractor (once selected) to create mock of panel of ceiling treatment for final review and approval prior to construction.

• Construction Drawings
Provided detailed technical instructions for the contractors and professionals specifying how items should be built.  Also provided 3D renderings of complicated construction areas (see Corner Study) to guide contractors and ensure clean execution.

• Regulatory Approval
Prepared and submitted plans for local regulatory authorities for approval in conjunction with structural engineer.  Provided analysis regarding conformance with energy codes

• Contractor & Fabricator Selection
Assisted client through careful pre-selection of qualified contractors.  An important project parameter was the proper installation of the oversized, high end, windows (sliding glass door alone was 24 feet wide, system was custom manufactured in Maine).  Locating contractors skilled enough to execute the project properly in rural CT was a challenging yet critical task. Through an extensive search, SPACECUTTER located and then interviewed three potential candidates.  Additionally, visits were coordinated to candidates past projects which were inspected, photographed, and extensively discussed with the client.

Also assisted in bid and budgetary evaluation.

• Construction & Fabrication Visits
Provided ongoing support & quality control throughout two separate construction phases (interior followed by roof work) comprising over six months each.  Visits included meetings with contractor teams to answer detailed questions on drawings and [assembly requirements], as well as on-site review of work to date to ensure construction and materials conformed both to plans and client expectations. Specifically in this project, careful attention was paid at each visit to ensure physical alignment of all interior and exterior construction elements given the tights tolerances necessary to achieve the desired aesthetic (i.e. the contractor not only worked from the typical construction drawings, but also had special supplemental instructions titled “critical alignments”.)

• Construction Administration
Coordinated meetings between the general contractor and the window fabricator to aid contractor understanding of proper installation.

Assisted in the evaluation of change orders

MOCK-UPS & SAMPLES
Various full scale samples & mock-ups were made in place to verify size, spacing, finish & feel.
